1) Eligibility

• You must be at least 18 years old to use this Site or submit personal information.

2) Our Services

Maryland Property Management provides property management services to property owners, residents, and prospective tenants in Maryland. Use of the Site and any inquiries submitted do not create a landlord–tenant relationship or a management agreement. All property management relationships are governed by separately signed written contracts.

3) Acceptable Use

You agree not to use the Site:

• For any unlawful or fraudulent purpose;
• To misrepresent your identity or submit false information;
• To attempt to gain unauthorized access to the Site, servers, or networks;
• To interfere with the Site's operation, security, or other users' access;
• To copy, distribute, or exploit Site content without our prior written consent.

4) Accounts & Portals

Certain features (including rent payment, applications, maintenance requests) are available through third-party portals we provide access to. You are responsible for:

• Keeping your account credentials secure;
• Ensuring the information you provide is accurate and up to date;
• Immediately notifying us of unauthorized use of your account.

We are not responsible for losses arising from unauthorized account use.

5) Payments

If you make a payment through our portals:

• Payments are processed by our third-party provider at propertymgtmd.managebuilding.com. We do not store complete payment card details.
• By submitting payment information, you authorize us and our provider to process the transaction.
• You are responsible for providing accurate billing details and sufficient funds.

6) Intellectual Property

• All content on the Site (logos, graphics, text, design, and other materials) belongs to Maryland Property Management or its licensors.
• You may use the Site for personal, non-commercial purposes only.
• Reproduction, redistribution, or exploitation of Site content without permission is prohibited.

7) Links to Third-Party Sites

The Site may link to third-party websites (including owner/tenant portals, listing services, or vendor tools). We are not responsible for the content, policies, or practices of those third parties. Your interactions with third-party sites are at your own risk.

8) Disclaimer of Warranties

• The Site and Services are provided "as is" and "as available" without warranties of any kind.
• We do not guarantee uninterrupted, error-free, or secure access.
• We do not guarantee that the information on the Site is complete, current, or accurate.

9) Limitation of Liability

To the fullest extent permitted under Maryland law:

• Maryland PM is not liable for indirect, incidental, consequential, or punitive damages arising from your use of the Site or Services.
• Our total liability to you for any claim will not exceed $100.

10) Indemnification

You agree to defend, indemnify, and hold harmless Maryland Property Management, its affiliates, officers, employees, and contractors from and against any claims, damages, losses, or expenses (including attorneys' fees) arising from:

• Your use of the Site or Services;
• Your violation of these Terms; or
• Your infringement of third-party rights.

11) Termination

We may suspend or terminate your access to the Site or Services at any time without notice if you violate these Terms or if necessary for security, compliance, or maintenance reasons.

12) Governing Law & Dispute Resolution

• These Terms are governed by the laws of the State of Maryland, without regard to conflict of laws.
• Any disputes will be resolved exclusively in the state or federal courts located in Prince George's County, Maryland, unless otherwise required by law.

13) Changes to Terms

We may update these Terms from time to time. Updates are effective immediately upon posting to the Site. By continuing to use the Site, you accept the revised Terms.
