Maryland Property Management ("Maryland PM," "we," "us," or "our") respects your privacy. This Privacy Policy describes how we collect, use, disclose, and safeguard information when you interact with marylandpm.com and related pages, including the owner and tenant portals we provide through third-party platforms (together, the "Site"). The Site includes links to our Owner Portal and Tenant Portal hosted by a third-party provider at propertymgtmd.managebuilding.com. We may update this Policy from time to time. When we post changes, we'll revise the "Last updated" date above. Your continued use of the Site after an update means you accept the revised Policy.
1) Information We Collect
a) Information you provide directly
- Contact details: name, email, phone, mailing address.
- Property details: information about properties you own, lease, or inquire about.
- Application and account data: information you submit through forms, application workflows, maintenance requests, showings, or appointment scheduling on our Site or portals.
- Communications: messages you send us, plus preferences (e.g., marketing opt-ins).
b) Information collected automatically
When you visit the Site, we may automatically log: IP address, device identifiers, browser type, operating system, pages viewed, referring/exit pages, and timestamps. We use this for security, analytics, and to improve the Site.
c) Payment/transaction data
If you make a payment (e.g., rent or fees) through our portals, payment details are processed by our third-party payment provider. We receive limited transaction metadata (amount, date, status) and do not store full payment card numbers.
d) Information from partners and platforms
We may receive information from property listing sites, screening partners, maintenance vendors, analytics providers, and the portal host to support your requests and our services.
e) Cookies and similar technologies
We use cookies, web beacons, and similar tools to operate the Site, remember settings, analyze usage, and tailor experiences. You can control cookies via your browser; if disabled, some features may not work.
2) How We Use Information
We use personal information to:
- Provide and support property management services (for owners and residents), including leasing, screening, rent collection, maintenance coordination, and compliance.
- Operate and secure the Site and portals; troubleshoot and prevent fraud/abuse.
- Communicate with you about your inquiries, applications, account, and transactions.
- Send service notices, policy updates, and—if you opt in—marketing messages you can opt out of anytime.
- Comply with applicable Maryland and federal law and enforce agreements.
3) When We Share Information
We do not sell or rent your personal information. We share it only as needed:
- Service Providers & Contractors. With vendors who help us operate (e.g., website/portal host, screening and maintenance providers, payment processors, email/SMS delivery).
- Legal, Safety, and Compliance. To comply with law, court orders, or lawful requests, or to protect rights, property, users, and the public.
- Business Transfers. In a merger, acquisition, reorganization, or asset sale, your information may transfer to a successor.
- With Your Direction. If you ask us to share with a realtor, co-owner, guarantor, or other third party.

4) Online Advertising, Analytics & "Do Not Track"
- We may use analytics tools (e.g., first/third-party cookies) to measure Site performance and understand usage.
- You can opt out of interest-based ads via the DAA or NAI industry tools.
- Browsers may send Do Not Track (DNT) signals. Because there isn't a consistent industry standard, we don't respond to DNT at this time.
5) Data Retention
We retain personal information only as long as needed for the purposes described here, to comply with legal obligations (including landlord-tenant, recordkeeping, and tax requirements), and to resolve disputes and enforce agreements.
6) Security
We implement reasonable administrative, technical, and physical safeguards designed to protect personal information. No method of transmission or storage is 100% secure; we cannot guarantee absolute security.
7) Your Choices & Rights
- Access/Update: You can request access to or correction of your information.
- Marketing Opt-Out: You can unsubscribe from marketing emails/SMS using the included links or by contacting us. Service and transactional messages will still be sent as needed.

8) Children's Privacy
Our services are intended for adults. We do not knowingly collect personal information from children under 13. If we learn we have collected such information, we will delete it.
Maryland Kids Code: Maryland's Age-Appropriate Design Code took effect October 1, 2024. While our Site is not directed to children, if we offer features reasonably likely to be accessed by minors, we will take steps to align with applicable requirements.
9) State Privacy Disclosures (Maryland & U.S.)
- Maryland Online Data Privacy Act (MODPA). MODPA takes effect October 1, 2025 and applies to processing activities on and after April 1, 2026. As these provisions come into force, we will update this Policy and our practices to reflect applicable rights and obligations.
- Other State Laws. If you reside in a U.S. state with consumer privacy rights (e.g., access, deletion, portability, opt-out of certain processing), you may submit a request as described below. We will honor requests as required by applicable law.
10) Third-Party Links
The Site may link to third-party websites, portals, or services. We are not responsible for those sites' privacy or security practices. Review their policies before providing personal information. 11) International Visitors
